Outdoor Seating: A Site and Storage Check Before Buying

An outdoor sofa can fit the patio on paper while blocking a door or leaving cushions with nowhere dry to go. Make a short site record before comparing styles. Keep the record with the product dimensions so that a return visit to the listing does not rely on memory.
Map the usable area
Measure the patio, balcony or deck at floor level. Mark door swings, steps, railings, drains and planters. Then sketch the actual walking route from the door to the seating area. Test the path with a chair pulled out or a cardboard outline at the proposed depth. A nominal room width is less useful than the clear path left after people sit down.

Check exposure and care
Note where rain, direct sun and wind reach during the day. A covered patio can still get wind-driven rain. Ask whether cushions should be brought inside after use and whether the frame finish is suitable for the local climate. If the site has sprinklers, check where the spray lands. Leave access to clean underneath and around the furniture; a tightly packed layout is difficult to maintain.
If the set will sit on a balcony, check the building's rules and the balcony's documented load limit with the property manager. Avoid guessing from the appearance of the floor. For an open deck, check that furniture legs will sit level and that drainage remains unobstructed.
Compare delivery and storage, not just the final shape
Write down the dimensions of every package, especially for modular seating. Trace the delivery route through the building entrance, lift or stairs, and exterior gate. A large module may fit the patio but not turn around a landing. Note whether the retailer supplies covers, whether cushions can stack, and where those items will live in the off-season.
